What is affordable housing?

Affordable housing addresses the housing needs of the middle and lower income households. It is a common term in developing nations like India where the buyer isn’t able to buy homes at the market price. The affordable housing units are smaller in size compared to mainstream projects, and compromise on civic amenities and other unique selling points which are otherwise common in high end real estate projects. 

Despite these compromises, in regions like South Bangalore and East Bangalore, we are seeing large number of affordable housing projects. This is because creating supply in these pockets is easy due to availability of land at low prices(being on the outskirts of the city and relatively cheaper belt) and buyer demand is available because of affordable price tag.

The Ministry of Housing and Urban Poverty Alleviation(MHUPA) has also approved the construction of 17,73,052 affordable houses under PMAY(Urban) with an investment of Rs 95,660 crores in 30 states and Union Territories(as of April ’17, updated figure awaited).

It is advisable to invest in affordable housing segment because of high demand and subsidy benefits given by the government. Major national level developers like TATA Housing, Godrej Properties, Ashoka Group have their plans to enter into affordable housing in Bangalore.

Recently, the GST on affordable housing was slashed to 1 per cent from 8 per cent. These changes will be applicable from April 1, 2019. Affordable Housing now includes apartments of 60 sqm and 90 sqm carpet area for metro and non-metro cities respectively. The upper limit set on these affordable housing apartments is Rs 45 lakh. However most of the flats under affordable housing in metro cities have a cap value of more than Rs 45 lakhs. Therefore reducing the GST to 1 per cent with an upper limit set at Rs 45 lakh will not be beneficial for affordable housing projects in metro cities. But for the remaining cities can enjoy a GST of 1 per cent on affordable housing which is an excellent bargain.
